A backyard pool is a wonderful thing, until a failed heater or a cracked plaster shell turns into a five-figure repair the month after you move in. Because swimming pools fall outside the standard home-inspection scope, the only way to understand their condition before closing is a dedicated pool and spa inspection.
The expensive parts, examined first
Pool repairs concentrate in a few costly systems, and that’s where the inspection focuses:
- Equipment: pumps, filters and heaters are checked for operation and obvious defects
- Surfaces: plaster, tile and coping are evaluated for cracking and deterioration
- Decking and structure: surrounding decks are reviewed for movement and cracking that can hint at drainage or soil issues
- Safety: barriers, gates and visible electrical bonding are reviewed against common residential safety expectations
Every finding is photographed and explained, so you and your agent can pursue repair estimates or credits from a position of knowledge.
One visit, complete coverage
