New Construction & Phase Inspections

A brand-new home still deserves an independent set of eyes before you close.

Inspector walking through a new home under construction in Vermont

A brand-new home is an exciting thing to buy. But “new” doesn’t always mean “flawless.” Crews are stretched, schedules are tight, and a municipal inspection only confirms that the work meets minimum code; it isn’t a quality review performed on your behalf. An independent new-construction inspection is.

Catch problems while they’re cheap to fix

The most valuable time to inspect a new home is while it’s being built. Conrad Inspections offers phase inspections at the moments that matter most:

  • Pre-pour / foundation: before the slab is poured, when corrections are simplest
  • Frame / pre-drywall: with framing, rough plumbing, electrical and mechanical still exposed
  • Final walk-through: the finished home, top to bottom, before you close

A defect found at pre-drywall is a quick fix. The same defect found two years later, behind finished walls, is an expensive headache. The phase approach is about timing diligence to your advantage.

Pre-closing and 11-month warranty inspections

Already near the finish line? A pre-closing inspection gives you an independent punch list before you sign. And because most builder warranties run a single year, an 11-month warranty inspection is one of the smartest things a new-home owner can do: it puts defects on record while they’re still the builder’s responsibility to correct.

Every finding is photographed and written up in a format you can hand directly to your builder.

Built on local experience

Why it matters

What sets this inspection apart

Independent of the builder

A municipal inspection confirms code minimums. An independent inspection works for you, and the two are not the same thing.

Phase inspections

Catch issues while they're still easy to fix: at the pre-pour foundation stage, at frame/pre-drywall, and at final walk-through.

Pre-closing / 11-month warranty

A final inspection before you close, or before your builder's one-year warranty expires, so problems are on record while they're still the builder's responsibility.

Clear punch-list reporting

Findings are documented with photos in a format you can hand straight to your builder for correction.

Good to know

New Construction: your questions answered

The city already inspects new homes, so why do I need my own?

Municipal inspections verify that construction meets minimum code. They're not a quality review on your behalf, and they don't catch everything. An independent inspection represents your interests specifically.

What is a phase inspection?

It's an inspection performed at key stages of construction (typically pre-pour foundation, pre-drywall framing, and a final walk-through), so issues are caught while they're still easy and inexpensive to correct.

What is an 11-month warranty inspection?

Most builder warranties last one year. An inspection around month eleven surfaces defects while they're still the builder's responsibility to fix at no cost to you.
