How long does a home inspection take?

Most single-family homes take two and a half to three and a half hours on-site, depending on size, age and condition. Larger or older homes can take longer.

Do I need to attend the inspection?

It's entirely your choice. Many clients join for the final on-site summary, but it isn't required; your full report stands on its own.

Can a house pass or fail?

No. The report is a dispassionate snapshot of the home's condition on the day of inspection. The inspector isn't a party to your real-estate contract; the findings are there to inform your decision.
